Home Inspector in Green Valley, AZ
Buying in Green Valley can mean a 1970s townhome in Desert Hills, a 2000s home in Canoa Ranch, or a brand-new build in Solterra. Nova Inspections and Improvements LLC is a Tucson-based, Southern Arizona home inspection company, and we inspect homes throughout Green Valley: older resales, newer builds and everything between. Why Green Valley Homes Need a Local Inspector
Green Valley is an unincorporated community in Pima County along I-19, just south of Sahuarita. It was founded in the 1960s as a retirement community, and today most of its residents are 55 or older. Green Valley has roughly 130 homeowners associations. Many are age-restricted and many homes carry a deed-restricted membership in Green Valley Recreation (GVR), but not all do. Confirm a home's HOA rules, any 55+ occupancy restriction and its GVR status with your agent before you close. Each era of home needs us to look for different things.
Older resales. Much of Green Valley was built from the 1970s through the 1990s, including neighborhoods like Desert Hills, which Fairfield Homes built in phases through the 1970s and 1980s. Homes this age often still have original or aging systems, with known wear points:
Older plumbing: Homes built from the late 1970s to the mid-1990s may have polybutylene supply pipe, which is prone to failure at fittings. We note visible pipe material, leaks and water heater condition, and refer you to a licensed plumber when something calls for further evaluation.
Roofs: Arizona sun ages roof coverings, underlayment and flat roof sections. We look for worn or damaged roofing, flashing condition, and signs of past leaks.
HVAC age: Cooling systems run hard for months, and many older units are near the end of their service life. We operate the equipment and record its age and condition.
Stucco: We report cracking, separation at windows and penetrations, and spots where moisture or irrigation overspray may be getting in.
Monsoon drainage: Summer storms test grading, gutters, scuppers and washes. We look at whether water drains away from the foundation.
Green Valley homes are generally connected to public water and sewer, but some nearby properties with a Green Valley address use wells or septic systems. We don't inspect wells or septic systems, so if the home has either, hire a licensed well or septic specialist alongside your home inspection.
Retirees and out-of-state buyers. Many Green Valley buyers are relocating from out of state and can't easily be on site, and many sellers are retirees who have owned the home for decades. A buyer inspection gives you a photo report you can review from anywhere, and a pre-listing inspection lets sellers find and address issues before a buyer's inspector does.

New Construction Phase Inspections in Green Valley
Green Valley still has active building. Fairfield Homes and D.R. Horton are both building in Solterra. If you're buying a new home there or elsewhere in Green Valley, you can schedule inspections at each stage of construction:
Pre-slab: We review the forms, the under-slab plumbing that's visible, and site preparation before the concrete is poured.
Pre-drywall: We look at framing, visible rough plumbing, electrical and HVAC while the walls are still open.
Pre-closing final walk: A full inspection of the finished home, with a written list for your builder before you close.
11-month warranty inspection: We come back before your builder's one-year warranty period ends, so you can report items while the warranty still applies.
Book one phase or all four. Each report documents what we saw, with photos you can share with your builder.

Green Valley Home Inspection FAQ
How much does a home inspection in Green Valley cost?
Pricing depends on the home's size and age and on any added services, like a sewer scope, pool and spa, or termite inspection. To get an exact number, request a quote or call or text 520-222-6436 with the address.
Should I get a pre-listing inspection before selling my Green Valley home?
We recommend it, especially for homes that have been owned for many years. A pre-listing inspection shows you what a buyer's inspector is likely to find, so you can make repairs, gather quotes or price the home with fewer surprises during escrow.
Do you inspect wells and septic systems?
No. Nova does not inspect wells or septic systems. If the property has a private well or a septic system, we recommend hiring a licensed well or septic specialist in addition to your home inspection.
How soon will I get my report?
We deliver reports through Spectora within 24 hours of the inspection. They include photos and descriptions you can share with your agent, which helps if you're buying from out of state.
Do you inspect older homes with polybutylene or original plumbing?
Yes. Many Green Valley homes were built from the 1970s through the 1990s. We note visible plumbing materials, leaks, and water heater, roof and HVAC age and condition, and recommend a qualified specialist when something needs a closer look.
