Why Oro Valley Homes Need a Local Inspector

Oro Valley is a town in northern Pima County, just north of Tucson, set between the Santa Catalina and Tortolita Mountains. Its neighborhoods range from established Copper Creek and Catalina Shadows to master-planned Rancho Vistoso, the age-restricted Del Webb community at Sun City Oro Valley, and the custom homes of Stone Canyon. Addresses don't always match town lines: some homes inside Oro Valley carry a Tucson mailing address. HOA rules and school assignments vary by neighborhood, so confirm both before you buy. Each type of home needs us to look for different things.

New builds. Builders are active in Oro Valley now. Meritage Homes is building at Naranja Trails, Richmond American Homes at River's Edge at Shore Cliff, and Pulte Homes at Vistoso Canyon Estates in Rancho Vistoso. Custom building continues in Stone Canyon, where One Oak Luxury Custom Homes is developing newer phases. A town inspection or builder walk-through doesn't replace an independent inspection that works for you, and fast production schedules make an independent set of eyes worth having before drywall and before closing.

Resales. Much of Oro Valley was built in the late 1980s and 1990s. Sun City Oro Valley was built from 1987 to 1995, and many Copper Creek and Catalina Shadows homes date from the same era. Most are stucco homes, the standard Southern Arizona build, with known wear points:

  • Aging systems: Homes from the 1980s and 1990s may still have original plumbing, water heaters, electrical panels or HVAC equipment. Some homes from this era were plumbed with polybutylene pipe. We note visible materials and condition, and refer you to a licensed contractor when something calls for further evaluation.

  • Roofs: Arizona sun ages roof coverings and underlayment. We look for damaged or worn roofing, flashing condition, and signs of past leaks.

  • Stucco: We report cracking, separation at windows and penetrations, and spots where moisture or irrigation overspray may be getting in.

  • Foothills and hillside lots: Oro Valley's hillside rules note that steep slopes may contain unstable rock and soils. On sloped lots we look at visible retaining walls, grading, erosion and drainage around the home.

  • Monsoon drainage: The Cañada del Oro Wash runs through Oro Valley and can flash flood in heavy storms. We look at grading, gutters, scuppers and whether water drains away from the foundation. Check a home's flood zone with your agent or insurer.

Some properties near Oro Valley use wells or septic systems. We don't inspect wells or septic systems, so if the home has either, hire a licensed well or septic specialist alongside your home inspection.

Inspection Services Offered in Oro Valley

New Construction Phase Inspections in Oro Valley

If you're buying at Naranja Trails, River's Edge, Vistoso Canyon Estates, Stone Canyon or another Oro Valley community with active building, you can schedule inspections at each stage of construction:

  1. Pre-slab: We review the forms, the under-slab plumbing that's visible, and site preparation before the concrete is poured.

  2. Pre-drywall: We look at framing, visible rough plumbing, electrical and HVAC while the walls are still open.

  3. Pre-closing final walk: A full inspection of the finished home, with a written list for your builder before you close.

  4. 11-month warranty inspection: We come back before your builder's one-year warranty period ends, so you can report items while the warranty still applies.

Book one phase or all four. Each report documents what we saw, with photos you can share with your builder.

Oro Valley Home Inspection FAQ

How much does a home inspection in Oro Valley cost?

Pricing depends on the home's size and age and on any added services, like a sewer scope, pool and spa, or termite inspection. To get an exact number, request a quote or call or text 520-222-6436 with the address.

Should I get an inspection on a brand-new home in Oro Valley?

Yes, we recommend it. A municipal inspection and the builder's own walk-through aren't the same as an independent inspection done for you. Phase inspections (pre-slab, pre-drywall and pre-closing) plus an 11-month warranty inspection give you written documentation at each stage.

Do you inspect wells and septic systems?

No. Nova does not inspect wells or septic systems. If the property has a private well or a septic system, we recommend hiring a licensed well or septic specialist in addition to your home inspection.

How soon will I get my report?

We deliver reports through Spectora within 24 hours of the inspection. They include photos and descriptions you can share with your agent or builder.

Do you inspect older Oro Valley homes and hillside lots?

Yes. Many Oro Valley homes date from the late 1980s and 1990s, and some sit on sloped foothills lots. We note the age and condition of visible systems, roofing, stucco, grading and drainage, and recommend a qualified specialist when something needs a closer look.
