Home Inspector in Marana, AZ

Why Marana Homes Need a Local Inspector

Marana is a town northwest of Tucson along I-10, mostly in Pima County with a small part in Pinal County. Its neighborhoods range from established Continental Ranch, built mostly in the 1990s and early 2000s, to the foothills of Dove Mountain below the Tortolita Mountains and the newer master-planned communities of Gladden Farms, Saguaro Bloom and Mandarina. Addresses don't always match town lines: many homes inside Marana carry a Tucson mailing address. Some communities, like Sunflower at Continental Ranch and Del Webb and Heritage Highlands at Dove Mountain, are age-restricted, so confirm HOA rules and school districts before you buy. Each type of home needs us to look for different things.

New builds. Builders are active in Marana now. Lennar, D.R. Horton and KB Home are selling in Gladden Farms, and D.R. Horton is building in Saguaro Bloom. Lennar, Meritage Homes and KB Home are building in Mandarina off Tangerine Road. Mattamy Homes and Lennar are also building in Dove Mountain. A town inspection or builder walk-through doesn't replace an independent inspection that works for you, and fast production schedules make an independent set of eyes worth having before drywall and before closing.

Resales. Many Marana homes are built with stucco walls and tile roofs on slab foundations, the standard Southern Arizona build, with known wear points:

  • Soils and slabs: Southern Arizona soils can include caliche and expansive clay, and Pima County notes that the sandy, deep soils of the Tortolita Fan often require special engineering. We note visible slab cracking, floor and door alignment, and wall cracks, and refer you to a structural engineer when something calls for further evaluation.

  • Tile roofs: Tile lasts, but the underlayment beneath it ages under Arizona sun. We look for broken or slipped tiles, flashing condition, and visible underlayment wear.

  • Stucco: We report cracking, separation at windows and penetrations, and spots where moisture or irrigation overspray may be getting in.

  • Monsoon and wash drainage: Washes from the Tortolita Mountains drain across Marana toward the Santa Cruz River, and parts of northwest Marana sit in FEMA-mapped floodplain. We look at grading, gutters, scuppers and whether water drains away from the foundation. Check a home's flood zone with your agent or insurer.

  • HVAC strain: Cooling systems run hard for months. We operate the equipment and record its age and condition.

Some rural properties with a Marana address use wells or septic systems. We don't inspect wells or septic systems, so if the home has either, hire a licensed well or septic specialist alongside your home inspection.

Inspection Services Offered in Marana

New Construction Phase Inspections in Marana

If you're buying in Gladden Farms, Saguaro Bloom, Mandarina, Dove Mountain or another Marana community with active building, you can schedule inspections at each stage of construction:

  1. Pre-slab: We review the forms, the under-slab plumbing that's visible, and site preparation before the concrete is poured.

  2. Pre-drywall: We look at framing, visible rough plumbing, electrical and HVAC while the walls are still open.

  3. Pre-closing final walk: A full inspection of the finished home, with a written list for your builder before you close.

  4. 11-month warranty inspection: We come back before your builder's one-year warranty period ends, so you can report items while the warranty still applies.

Book one phase or all four. Each report documents what we saw, with photos you can share with your builder.

Marana Home Inspection FAQ

How much does a home inspection in Marana cost?

Pricing depends on the home's size and age and on any added services, like a sewer scope, pool and spa, or termite inspection. To get an exact number, request a quote or call or text 520-222-6436 with the address.

Should I get an inspection on a brand-new home in Marana?

Yes, we recommend it. A municipal inspection and the builder's own walk-through aren't the same as an independent inspection done for you. Phase inspections (pre-slab, pre-drywall and pre-closing) plus an 11-month warranty inspection give you written documentation at each stage.

Do you inspect wells and septic systems?

No. Nova does not inspect wells or septic systems. If the property has a private well or a septic system, we recommend hiring a licensed well or septic specialist in addition to your home inspection.

How soon will I get my report?

We deliver reports through Spectora within 24 hours of the inspection. They include photos and descriptions you can share with your agent or builder.

Do you check for drainage and soil-related issues?

Yes. Monsoon runoff and Southern Arizona soils can affect Marana homes. We note visible slab and wall cracking, grading and drainage conditions, and recommend a structural engineer or other qualified specialist when something needs a closer look.
