Buying in Rio Rico can mean a newly built home on an existing lot, an older resale in one of the community's original neighborhoods, or a home on a hillside parcel in the San Cayetano foothills. Why Rio Rico Homes Need a Local Inspector
Rio Rico is an unincorporated community in Santa Cruz County along I-19, between Tubac and Nogales, where Sonoita Creek meets the Santa Cruz River. It was laid out as a planned community beginning in the late 1960s, and the land runs from the Santa Rita Mountains foothills down to the river. Lots were platted far ahead of construction, so many neighborhoods mix older homes, newer homes and vacant lots. Each type of home needs us to look for different things.
Septic systems are common here. Only part of Rio Rico, mostly the lower elevations, is served by public sewer, and septic systems are standard on higher-elevation and rural parcels. Some properties also rely on private wells. We don't inspect wells or septic systems, so if the home has either, hire a licensed well or septic specialist alongside your home inspection. Ask early whether a home is on sewer or septic and on public water or a well, because it changes which inspections you need.
New builds. New homes are still going up on individual lots across Rio Rico, mostly from local builders rather than large production communities. A county inspection or builder walk-through doesn't replace an independent inspection that works for you, and an independent set of eyes is worth having before drywall and before closing.
Resales. Many Rio Rico homes are built with frame and stucco walls and tile roofs, the standard Southern Arizona build, with known wear points:
Monsoon flash flooding: Some Rio Rico neighborhoods were designed in the 1960s, before flash flooding was well understood, and Santa Cruz County has recorded homes flooding during monsoon storms. We look at grading, drainage paths, gutters and whether water drains away from the foundation. Check a home's flood zone with your agent or insurer.
Hillside lots and soils: Many parcels sit on rolling or sloped ground. We note visible foundation and wall cracking, retaining walls and erosion, and refer you to a structural engineer when something calls for further evaluation.
Tile roofs: Tile lasts, but the underlayment beneath it ages under Arizona sun. We look for broken or slipped tiles, flashing condition, and visible underlayment wear.
Stucco: We report cracking, separation at windows and penetrations, and spots where moisture or irrigation overspray may be getting in.
HVAC strain: Cooling systems run hard for months. We operate the equipment and record its age and condition.

New Construction Phase Inspections in Rio Rico
If you're building or buying a new home on a Rio Rico lot, you can schedule inspections at each stage of construction:
Pre-slab: We review the forms, the under-slab plumbing that's visible, and site preparation before the concrete is poured.
Pre-drywall: We look at framing, visible rough plumbing, electrical and HVAC while the walls are still open.
Pre-closing final walk: A full inspection of the finished home, with a written list for your builder before you close.
11-month warranty inspection: We come back before your builder's one-year warranty period ends, so you can report items while the warranty still applies.
Book one phase or all four. Each report documents what we saw, with photos you can share with your builder.

Rio Rico Home Inspection FAQ
How much does a home inspection in Rio Rico cost?
Pricing depends on the home's size and age and on any added services, like a sewer scope, pool and spa, or termite inspection. To get an exact number, request a quote or call or text 520-222-6436 with the address.
Should I get an inspection on a brand-new home in Rio Rico?
Yes, we recommend it. A county inspection and the builder's own walk-through aren't the same as an independent inspection done for you. Phase inspections (pre-slab, pre-drywall and pre-closing) plus an 11-month warranty inspection give you written documentation at each stage.
Do you inspect wells and septic systems?
No. Nova does not inspect wells or septic systems. Septic systems are common in Rio Rico, and some properties use private wells. If the property has a private well or a septic system, we recommend hiring a licensed well or septic specialist in addition to your home inspection.
How soon will I get my report?
We deliver reports through Spectora within 24 hours of the inspection. They include photos and descriptions you can share with your agent or builder.
Do you inspect homes on hillside or wash-adjacent lots?
Yes. Some Rio Rico homes sit on sloped lots or near drainage paths. We note visible foundation cracking, grading, erosion and drainage conditions and recommend a structural engineer or other qualified specialist when something needs a closer look.
