Home Inspector in Vail, AZ
Buying in Vail means choosing between a brand-new home in a growing master plan and a resale on a bigger desert lot near the Rincon Mountains. Nova Inspections and Improvements LLC is a Tucson-based, Southern Arizona home inspection company, and we inspect homes throughout Vail: new builds, resales and everything between. Call or text 520-222-6436, or book your Vail inspection online.
Why Vail Homes Need a Local Inspector
Vail began as a Southern Pacific railroad stop. Today it's one of the fastest-growing parts of eastern Pima County. Within a few miles you'll find older homes on large lots, established Rancho Del Lago neighborhoods, and new streets in Rocking K. Each type of home needs us to look for different things.
New builds. National and regional builders are active in Vail right now. Lennar, Mattamy Homes, Meritage Homes, KB Home, D.R. Horton and Richmond American all have communities in Vail. A city inspection or builder walk-through doesn't replace an independent inspection that works for you. Production schedules move fast, and an independent set of eyes is the best way to catch items before drywall goes up or before you close.
Resales. Many Vail homes, including ones we've recently inspected, are built on post-tension slabs with concrete tile roofs and stucco walls. That's the standard Southern Arizona build, and it comes with known wear points:
Post-tension slabs: We note visible slab cracking, floor and door alignment, and tendon-end conditions at the perimeter. When we see something that calls for further evaluation, we refer you to a structural engineer.
Tile roofs: The concrete tile itself can last for decades, but the underlayment beneath it ages under Arizona sun. We look for broken or slipped tiles, flashing condition, and visible signs of underlayment wear.
Stucco: We report cracking, separation at windows and penetrations, and areas where moisture may be getting in.
Monsoon drainage: Summer storms test grading, gutters, scuppers and washes. We look at where water flows and whether it drains away from the foundation.
HVAC strain: Cooling systems work hard here for months at a time. We run the equipment and record its age and condition.
Some rural Vail properties use wells or septic systems instead of public water or sewer. We don't inspect wells or septic systems, so if the home has either, plan to hire a licensed well or septic specialist alongside your home inspection.

New Construction Phase Inspections in Vail
If you're buying in Rocking K, Rancho Del Lago or another Vail community with active building, you can schedule inspections at each stage of construction:
Pre-slab: We review the forms, the under-slab plumbing that's visible, and site preparation before the concrete is poured.
Pre-drywall: We look at framing, visible rough plumbing, electrical and HVAC while the walls are still open.
Pre-closing final walk: A full inspection of the finished home, giving you a written list to take to your builder before you close.
11-month warranty inspection: We come back before your builder's one-year warranty period ends, so you can report items while the warranty still applies.
You can book one phase or all four. Each report documents what we saw, with photos, so you can share it with your builder.

Vail Home Inspection FAQ
How much does a home inspection in Vail cost?
Pricing depends on the home's size and age and on any added services, like a sewer scope, pool and spa, or termite inspection. To get an exact number, request a quote or call or text 520-222-6436 with the address.
Should I get an inspection on a brand-new home in Vail?
Yes, we recommend it. A municipal inspection and the builder's own walk-through aren't the same as an independent inspection done for you. Phase inspections (pre-slab, pre-drywall and pre-closing) plus an 11-month warranty inspection give you written documentation at each stage.
How soon will I get my report?
We deliver reports through Spectora within 24 hours of the inspection. They include photos and descriptions you can share with your agent or builder.
Do you test for mold?
We offer air quality and mold sampling, and the samples go to a lab for analysis. The lab results show what was present in the samples. We'll explain what those results mean and what they don't tell you.
Do you inspect homes with post-tension slabs and tile roofs?
Yes. These are common in Vail. We note visible slab, roof tile, flashing and drainage conditions and recommend a qualified specialist when something needs a closer look.
